Security deposits
FL §83.49 governs how deposits are held and the strict timeline to claim against or return them after move-out.
Association approval
Most condos and many HOAs require board approval and an application fee — build it into the timeline, not the surprise.
Hurricane & humidity
Shutters, A/C sizing, and moisture control are habitability and insurance issues, not nice-to-haves, in SFL.
Notice periods
Month-to-month and fixed-term terminations follow specific FL notice windows for both sides.
Screening compliance
Background and credit checks must follow FCRA and fair-housing rules — we keep the process clean.
Disclosures
