Four paths. Room to decide.

Sell & simplify

Trade space and maintenance for a home that fits your next chapter.

Compare sale proceeds, preparation costs, moving costs and the timing of your next purchase.

Explore 55+ living

Consider a community’s rules, homes and shared responsibilities alongside your priorities.

Verify eligibility, occupancy policies, fees, reserves, assessments and rental restrictions with each community.

Find a winter home

Plan for seasonal use and the practical work of owning from a distance.

Compare annual carrying costs, insurance occupancy terms, storm preparation and arrangements while away.

Rent first or purchase? Renting can offer flexibility to try an area before committing. Purchasing brings year-round carrying costs and responsibility for the property. Review lease terms, community rules, seasonal occupancy restrictions and your expected use in either case.

Stay & improve

Explore whether targeted improvements can make your current home easier to enjoy.

Review condition, everyday usability, project scope and cost before deciding to move.

A practical sell-and-move sequence

  1. Define what you want to keep, change and spend each year.
  2. Review your current home’s condition and sale options with a broker.
  3. Compare replacement homes and verify community documents and ownership costs.
  4. Coordinate sale, purchase and moving dates before making commitments.

Questions before you decide

Should I sell before buying?

That depends on your resources, timing and temporary housing options. Your broker can help compare the sequence before you make commitments.

Do all 55+ communities have the same rules?

No. Review each community’s eligibility requirements, occupancy policies and current documents. Do not assume a 55+ label confirms eligibility for your household.

Can I improve my home instead of moving?

Yes, you can explore that option. Improvements require a review of condition, scope, permits and budget. The affiliated construction company provides services under a separate license and agreement.

Does the cost worksheet include everything?

No. It adds the categories you enter. Verify quotes, taxes, assessments and other applicable expenses before deciding.

Verify with primary sources

55+ eligibility is community-specific. Federal requirements include occupancy criteria, published policies demonstrating intent, and age-verification procedures; the 80% occupancy criterion alone does not establish eligibility. Ask the community for its current documents and confirm how its rules apply to your household.

Insurance, taxes, assessments and ownership costs depend on the property and your circumstances. No insurance savings, tax treatment, resale return or investment outcome is guaranteed.
