Windows — Impact

Hurricane-rated glass that earns insurance credits, quiets the house, blocks UV, and reads as premium to every buyer.

Four angles that decide the value

Enjoyability · Marketability · Insurance · FL extreme weather

01Enjoyability

A quieter, cooler, calmer home

Impact windows do more than survive storms. The laminated glass cuts outside noise dramatically, blocks most UV so floors and furniture stop fading, and improves the thermal envelope so the AC works less. And there's no shutter drill when a storm approaches — the protection is permanent.

02Marketability

A headline upgrade buyers search for

'Impact windows' is one of the most-searched features in South Florida listings. Buyers know they mean lower premiums, no shutters, and storm safety, so the upgrade markets itself — it's a line that lifts a listing above its comps and reassures financed buyers about insurability.

03Insurance

Opening protection = wind-mitigation credits

Impact windows and doors are verified 'opening protection' on the OIR-B1-1802 wind-mitigation inspection, and carriers credit the wind portion of the premium when an entire home is protected. Combined with a sound roof, full opening protection is one of the most reliable ways to lower a Florida premium.

HVHZ large-missile impact rating

In the High-Velocity Hurricane Zone, impact glass must pass large-missile testing — a 2x4 fired at the window — plus repeated pressure cycling, and carry a Miami-Dade NOA. That laminated, inner-membrane glass holds together when struck, keeping wind and rain out and the building envelope intact through a Category storm.

Impact windows are the rare upgrade that scores on every axis at once: storm protection, insurance credits, comfort, noise, UV, and resale. We scope them as a brokerage-grade investment because the return isn't just the monthly premium credit — it's the listing headline and the buyer confidence that comes with full, permanent opening protection.

What 'impact-rated' actually means in the HVHZ

Inside Miami-Dade and Broward's High-Velocity Hurricane Zone, an impact window isn't just thick glass. It must pass large-missile impact testing — a nine-pound 2x4 fired at roughly 50 feet per second — followed by thousands of pressure cycles simulating sustained hurricane wind, and it must carry a Miami-Dade NOA proving it. The glass is laminated around an inner membrane, so when it's struck it cracks but holds, keeping the envelope sealed.

That sealed envelope is the whole point for insurance. If a window blows out in a storm, wind pressurizes the house and can lift the roof — which is why carriers reward verified opening protection so heavily.

Florida-specific notes

Coastal exposure raises the bar: salt air corrodes cheap frames, so near the water we favor higher-grade aluminum or vinyl frames and proper, NOA-compliant installation — the rating is only as good as the buck and fastening it's installed into. A correctly permitted, inspected install is what makes the wind-mitigation credit stick.

Impact glass also pairs with energy performance. Low-E coatings cut solar heat gain, easing the year-round cooling load that dominates a South Florida electric bill — so the same upgrade that protects against wind also trims the cost of the heat.
