Academia Real Estate Corp
For licensed South Florida real-estate professionals

Be different at the point of service.Connect Florida brokerage and licensed construction capability.

Academia connects a Florida brokerage, licensed general-construction capability, a migration-focused demand engine, and an earned lead-sharing policy around agents who want to solve more of the ownership journey.

The demand thesis

The opportunity is fewer, higher-income moves—not a volume slogan.

Academia’s relocation platform is built around the corridors and ownership needs visible in primary migration data. The same evidence that informs buyer pages also informs where agent capacity is needed.

Tri-county net migration AGI
+$5.865B

Miami-Dade, Broward, and Palm Beach gained this net adjusted gross income through domestic migration. AGI is reported income—not liquid capital or household wealth.

Tri-county net domestic movers
−5,938

The same exchange produced a small net mover loss, supporting a higher-service thesis rather than a claim of mass domestic growth.

Florida’s leading net-AGI corridors
NY · IL · NJ · MA · CA

These five origin states supplied about 55.9% of Florida’s domestic net AGI gain in the IRS filing-year 2022–2023 data.

The affiliation offer

A differentiated platform, with the terms and limits stated plainly.

Owner-confirmed term

95/5 commission split

The agent/house split is a stated affiliation term, subject to the executed agreement and transaction terms. It is not a promise of earnings or transaction volume.

Earned access

Relocation and investor inquiries

Qualified inquiries may be distributed under a documented manual policy. Lead availability, exclusivity, conversion, and closings are never guaranteed.

Builder-backed

Construction capability behind the agent

Bring condition, renovation, design, resilience, and ownership-continuity questions into the client relationship through Academia’s licensed construction capability.

How the flywheel works

Demand creates capacity. Capacity serves more demand.

The model is designed around service discipline. Leads are earned through responsiveness and production, not promised as recruiting inventory.

  1. 01

The migration platform creates qualified inquiries

Evidence-led corridor pages, live inventory, and existing education help households and investors enter through the right South Florida front door.

  2. 02

    Academia adds licensed agent capacity

Recruits enter the existing Commercial Agent Recruitment workflow and learn the broker-and-builder ownership model.

  3. 03

    Leads are earned through service

Phase one starts manually: onboarding agents receive shared or aged opportunities while response quality and production can be observed.

  4. 04

Construction execution stays connected and separately scoped

When a client elects property work, Academia’s licensed general contractor can deliver it under a separate construction scope while the agent remains responsible for real-estate representation.

  5. 05

    More capacity serves more inbound

When a written producer threshold is approved, eligible producers may receive fresh corridor opportunities under round-robin and response-time rules.

Earned lead distribution

Everyone starts in onboarding. Advancement waits for a written bar.

The producer-promotion threshold is currently unknown. Until the owner and CRM-ops approve it, no recruit is represented as eligible for fresh exclusive corridor leads.

Start with a fit conversation.

Share your markets, current license status, client focus, and the kind of platform you want behind your work. The request routes through Academia’s existing agent-recruiting intake.

  • Existing Commercial Agent Recruitment workflow
  • No promised lead volume, closings, or earnings
  • Brokerage and construction roles kept clear

Affiliation is subject to license verification, brokerage approval, and an executed agreement. The 95/5 split is an offer term, not a promise of leads, transactions, commissions, or earnings. Lead distribution remains manual and availability varies.

Terms, lead access, and operating expectations

Does the 95/5 split guarantee a particular income?

No. The 95/5 agent/house split is a factual affiliation term, subject to the executed agreement and transaction terms. Academia does not promise lead volume, closings, commissions, or earnings.

Will a new partner receive fresh exclusive leads immediately?

No. Every recruit starts in the onboarding tier with shared or aged leads. The numeric promotion bar is currently unknown and must be approved in writing before anyone advances to producer access.

Is lead distribution automated?

No. Phase one is a documented manual policy operated by CRM-ops. No automated router, new Realtor object, or automated lead-screening system is part of this page.

What does GC-backed mean for an affiliated agent?

The agent remains responsible for licensed real-estate representation. Academia’s construction capability can support property-condition, renovation, design, resilience, and ownership-planning needs under the appropriate separate scope and agreement.

Who should apply?

Licensed South Florida real-estate professionals who value disciplined follow-up, transparent client service, and a connected brokerage-and-construction platform may request a conversation. Licensing and affiliation eligibility are verified during recruiting.
